Faysal Bank, whose four-city coverage is essentially a Karachi-Lahore-Islamabad-Rawalpindi product, matches that formula and goes to PKR 150 million or 80 percent of appraised value. Al Baraka publishes spreads from 2.50 percent over KIBOR for salaried employees of approved companies. Allied's Aitebar window publishes a grid from 1-year KIBOR plus 1.75 percent, with Karachi first on its six-city list. Standard Chartered Saadiq serves selected areas of Karachi for buyers earning PKR 300,000 a month or more, and its May 2026 sheet, 1-year KIBOR at 12.34 percent plus 3.00 to 4.00 percent, is the most precisely dated pricing in the market.

Then the banks that publish structure but not price: BankIslami (MUSKUN, up to Rs 150 million, early exit free after year one), HBL Islamic (PKR 2 to 100 million at roughly KIBOR plus 3 for existing salaried customers per its pricing tab), Bank Alfalah (up to 80 percent financing, balloon payment option), HabibMetro's SIRAT (up to PKR 100 million, with plot-plus-construction), MCB Islamic (3-month KIBOR plus 4 percent, up to PKR 60 million) and Dubai Islamic (up to Rs 75 million; its calculator showed 14.70 percent on August 3, 2026).

The apartment question

Karachi buys more flats than any city in Pakistan, and the financing rules matter here more than elsewhere. Banks finance apartments under the same Diminishing Musharakah structures as houses. Title diligence in Karachi means knowing which authority stands behind the document: DHA and the cantonment boards, the Sindh Board of Revenue for freehold land, or one of the housing societies with their own transfer offices. Banks will run their own legal opinion and valuation, and Meezan sends a bank officer and lawyer along for the transfer itself, but leasehold-versus-freehold status, utility documentation and society dues clearance are your problems to check before you sign a token receipt.
