Published home financing spreads for salaried buyers run from 1-year KIBOR plus 2.50 percent at Al Baraka for approved-company employees, through plus 3 percent at Meezan, Faysal, HBL Islamic and Allied with salary routing through ABL, to plus 3 to 4 percent at Standard Chartered and 3-month KIBOR plus 4 percent at MCB Islamic. With 1-year KIBOR at 12.34 percent in Standard Chartered's May 2026 sheet, that put salaried all-in rates at roughly 15 to 16.34 percent. What moves you between rungs: your employer's category on the bank's approved list, whether your salary routes through the financing bank, and how clean your documentation file is.
Government payroll is the archetypal verifiable income, which is why federal employees tend to land on the better tiers. Watch the entry bars too: Bank Alfalah sets minimum income at PKR 75,000 for salaried applicants and publishes a rare explicit rate collar, an 8 percent floor and 38 percent cap, while Standard Chartered wants PKR 300,000 a month. The subsidy scheme has a capital problem
The Wazir-e-Azam Apna Ghar scheme caps financing at PKR 10 million on houses up to 10 marla or flats up to 1,500 square feet, at 5 percent fixed for ten years. In the sectors of Islamabad proper that ceiling rarely meets an asking price; in Rawalpindi's societies, the outer zones and the growing apartment stock, it does. A federal employee starting out is often better served by a scheme-financed flat than by stretching a commercial product, and the scheme's zero processing charges and zero early-payment penalties compound the advantage.
Head offices, and what they mean for you
The capital hosts more Islamic finance infrastructure than it gets credit for. NRSP Microfinance Bank, the first regulated Islamic microfinance bank in the country, keeps its head office in Islamabad. So does U Microfinance Bank, the PTCL subsidiary that began converting bank-wide to Islamic in 2025 on the back of PKR 4 billion in fresh capital. The practical effect of being the pilot city for regulators and digital banks: launches reach you first. Savings for the salary account
A government salary sitting in a current account earns nothing. Moving idle balances is the easiest yield in the capital: CDNS's Sarwa Islamic accounts paid 11.10 to 11.52 percent expected profit at the July 2026 notification, Raqami published 10 to 11 percent tiered savings and 11.50 percent on one-year terms for June 2026, and Bank AL Habib's declared Islamic savings rate for June 2026 was 8.00 percent, with a women's variant at 8.50 percent.
