Bank AL Habib's Islamic car finance is called AL Habib Islamic Apni Car and it is a Diminishing Musharakah facility, not an Ijarah, despite the search phrase many people use. The bank and you buy the car jointly under Shirkat-ul-Milk, the bank rents you its share and you buy that share back in units over the term. The published terms: financing up to Rs 3,000,000, locally manufactured cars only, 5 years up to 1000cc and 3 years above, 15% to 30% minimum down payment, a Rs 7,000 processing fee and no charge for early unit purchase. What the Islamic Apni Car structure means for ownership

The Islamic Apni Car page on islamic.bankalhabib.com describes the facility as based on Shirkat-ul-Milk: the bank and the customer jointly own the vehicle, the bank rents out its share after taking ownership and possession, the bank's share is divided into units and the customer undertakes to buy those units periodically. That is the standard Diminishing Musharakah model used by most Pakistani Islamic banks for cars and homes, and it differs from Meezan's Ijarah, where the bank owns the whole car and transfers it at the end. Under Diminishing Musharakah your ownership share rises with every unit you buy, the rent falls as the bank's share shrinks, and the car is registered in your name from the start with hypothecation in the bank's favour through the Motor Registration Authority.

The bank's Islamic Banking Division has operated since 3 January 2005 under an SBP licence, and its Shariah certificate dated 9 April 2018 confirms that the Shariah Board reviewed the product papers for Murabaha, Musawamah, Ijarah, Istisna, Diminishing Musharakah, Running Musharakah and Mudarabah and found them compliant. The Shariah Board page names Mufti Islamtullah as Chairman (the spelling Pak-Qatar's site uses for the same scholar is Ismatullah), with Mufti Mohib ul Haq Siddiqui, Mufti Sher Ali as Resident Shariah Board Member and Mufti Muhammad Hamza, who joined in September 2021. Pricing: what is published and what to ask the branch

The rental rate is not printed anywhere on the Islamic Apni Car page, the Islamic schedule of charges or the fatawa document. The page promises low and competitive rental payments and nothing more precise. Bank AL Habib's main site hosts an Apni Car Calculator, but it sits under the conventional bank, asks you to choose a variable or fixed markup rate, and notes that in the variable case the monthly instalment moves with KIBOR; it does not state the Islamic rental rate either. Treat the Islamic product as quote-only and ask the branch, in writing, for the items below. Eligibility: who the bank will finance

The page sets a broad eligibility frame. Applicants must be Pakistani nationals holding a valid CNIC or SNIC, with a satisfactory credit history. You do not need to bank with AL Habib: an account holder of any bank may apply. Salaried people, businessmen and the self-employed qualify, and individuals with other income such as remittances, rent, pension or investments may also apply if they maintain a satisfactory account with Bank AL Habib. The page does not publish a minimum income, a minimum or maximum age or a debt burden ratio, which most competitors do print; ask for these before you collect documents.

Tenors, vehicle rules, down payment and the Rs 3 million cap

The tenor rule is unusual and worth reading twice. Financing runs for 5 years only for vehicles up to 1000cc and for 3 years only for vehicles above 1000cc. Many banks let you choose any tenor from one to five or seven years; here the engine size sets it. Combined with the Rs 3,000,000 maximum, the product is built around small locally assembled cars. A Rs 3 million bank share on a 1300cc car must be repaid in 36 months, which produces a high monthly payment; on an 800cc or 1000cc car over 60 months the payment is more manageable.

Only locally manufactured new and used vehicles qualify; imported cars are not mentioned and should be assumed excluded. Used cars above 1000cc may be up to 5 years old from the date of manufacture, and used cars up to 1000cc up to 3 years old. The bank arranges valuation of used cars through its panel of approved surveyors, at actual cost. Minimum down payment is 15% for a brand new vehicle up to 1000cc, 20% for a used vehicle up to 1000cc, and 30% for any vehicle above 1000cc whether new or used, with the note that the minimum varies by variant and model. Your total up-front payment is the equity, the processing fee and the first year's Takaful contribution, and no rental is payable before the car is delivered.

Takaful, processing and early settlement: the schedule of charges

Bank AL Habib publishes a separate Islamic Banking schedule of charges, and the July to December 2026 edition (Instruction Circular 94 of 21 May 2026) has a section headed Auto Finance Facility (Apni Car-DM). The processing fee is Rs 7,000 flat for new, reconditioned and used vehicles. The increased price on early purchase of units, full or partial, is nil, which the product page echoes as no pre-payment penalty and partial payments allowed with no charges; the FAQ adds that partial payments can be made twice a year, after every six months, with a minimum of Rs 50,000. Delayed purchase of a unit costs Rs 1,400 per delayed unit. A dishonoured cheque costs Rs 1,000. Repossession charges are Rs 100,000 or actual, whichever is lower, with repossessed vehicle appraisal, litigation, warehouse and legal documentation charges at actual.

Personal accident Takaful is listed as nil, and the page advertises free personal accident Takaful cover of up to Rs 500,000. Full vehicle Takaful cover, with a tracker option, is arranged through Takaful companies on the bank's panel at rates the bank says are special for its customers, and the first year's contribution forms part of your up-front payment; the rate itself is not published. A duplicate NOC or clearance letter costs Rs 1,000. The schedule also lists a Roshan Apni Car variant for Roshan Digital Account holders at the same Rs 7,000 processing fee, but with early purchase pricing set by the offer letter rather than nil.

Meezan Bank's Car Ijarah is the product most readers will compare against, and the contrast is structural as much as numerical. Meezan's page describes a rental agreement in which the bank buys the car and rents it for 1 to 5 years, after which the vehicle is sold for a token amount or gifted to the customer; a Residual Value Ijarah variant lowers rentals in exchange for a residual payment of 40% to 60% at the end. Minimum security deposit is as low as 30% for locally assembled vehicles in the regular product, with 15% to 25% available under its Roshan Digital Account terms, and Meezan's RDA section prints indicative fixed profit rates of 13.38% to 13.51% by tenor and a variable rate of 11.74%, without Takaful and tracker. Bank AL Habib prints no rate at all.

The decision: who should choose Bank AL Habib Islamic Apni Car

Choose it if you are buying a locally assembled car of 1000cc or less, want the full five years, expect to make lump-sum payments and value the fact that there is no increased price on early or partial unit purchase. That last point is genuinely better than most Diminishing Musharakah car products, which charge several percent of the outstanding bank share for early settlement in the first years. Existing Bank AL Habib customers, particularly those with remittance or rental income the bank can see, are the natural fit. Get the KFS and the rental rate in writing, then run the same car through Meezan and one other bank before signing.
